The Real Estate Brokerage Communities have always been an integral part of Centex Homes’ success. And because you are so important to us, we believe you should understand our Broker/Agent policies and procedures
REGISTERING CUSTOMERS
To register your customer with a Centex Homes community, it is required that you accompany your customer to each Centex Homes community. However, if it is not possible on the first visit, you may register your customer in the following methods:
1. Call our Sales Center prior to your customer’s visit to our community and register your customer with a Centex Homes representative by phone.
2. Have your customer complete our Customer Registration Form registering you as their Broker/Agent during their first visit. We encourage Realtor’s to stress the importance of this to their customer.
PLEASE NOTE: Before the contract is written, the Realtor must accompany the customer to the Centex Homes community.
Broker/Agent customer registrations are required in each Centex Homes community visited. EXAMPLE: Your registration at Shell Ring does not protect you at any other community. You must accompany your customer or call in your customer’s registration to each community. This policy, although repetitious, is to protect the Realtor. The customer registration is effective for a period of 90 days. Upon expiration of the registration period, extended or otherwise, no commission or compensation of any type shall be paid in connection with any transaction with a customer who was previously registered.
In the event that a particular customer is registered by two or more Brokers/ Agents within the same registration period, the first registration will supersede any others as he/she would be procuring cause of the sale. Centex Homes will conform to all aspects to the Broker Protection Policies promulgated by the local Board of REALTORS and the policies outlined above.
CONTRACT FORMS
A Centex Homes sales representative will provide all the necessary contracts and forms and will complete them for your customer. We regret that we cannot honor contracts of sales that are on forms other than those approved by Centex Homes.
PAYMENT OF COMMISSIONS
Centex Homes will pay 3% commission for each Centex Homes sale in a Centex Homes community to any Broker/Agent who has complied with the registration procedures for customers outlined in this document.
Upon the closing and funding of the transaction, the 3% commission, and any additional bonuses, shall be paid to the licensed brokerage company listed on the registration form at the time of the execution of the contract. Should the purchase agreement fail to close, no commission fee shall be paid to the referring agent or broker.
Broker/Agent must be licensed in the state where property is sold and must have a current privilege license
