?   How many floor plans are available?

We offer 9 – nine exciting floor plans at Red Cedar Crossing: 7 Colonials and 2 Ranch floor plans.  Our square footages range from 1,005 to 2,705.

?   How many homes will be built?

The community will have 413 homes in 3 phases.

?   Are Basements Available at Red Cedar Crossing?

        Yes!  If a basement is important to you, we do offer many homesites that will accommodate one. See Sales Manager for specific homesites and cost.

?   Where can I see other Models?

We have many other Fox & Jacobs communities with decorated models!  Refer to the Find Your Way Home map in the brochure for directions.

Fountain Park South in Waterford has the Manistique.  Arbor Creek in Monroe has the Petoskey and Escanaba.  Thornton Farms in Dexter has the Mackinac, Petoskey and Charlevoix.  Cole Creek Estates in Swartz Creek has the Manistique and Mackinac.

?   What will my property taxes be?

Red Cedar Crossing’s current mileage rate is 23.88. This means for a $170,000 home, they would approx. be $2,030 per/ year.  See how we compare:

?   Is there a Homeowner’s Association?

Yes, the association dues for the community are approximately $277 yrly.  Association dues pay for the snow removal/ maintenance of your roads, professional maintenance and utilities of the common areas and entryway as well as the playground.    

  

?   When and where do I make décor selections?

You will make all of your new home selections on site in our selection center!  This will take place at the time of signing the purchase agreement.  For us to continue to offer you and other homeowners the best value, we will not make any changes after this day.

?   How long will it take for my new home to be built?

Although we cannot guarantee a closing date for your new home, it typically takes about four months from the signing of your purchase agreement to build your new home.  Please keep in mind that there are many factors that can impact your closing date, but this reflects an average build time in our community.

?   Are fences allowed?

4’ Maintenance free fences are allowed only with written approval from the Architectural Control Committee.  You also must obtain a permit from Handy Township.

?   When do I need to obtain a mortgage?

?   Are there individual wells and septic systems?

Red Cedar Crossing will have its own community water and waste water treatment plants.  There will be no need for individual water softeners or filtration systems!  The water treatment plant is on site, and homeowners will receive a bill every 3 months for 15,000 gallons of water at $55.  It is $3.70 per 1,000 gallons, if you were to go over.  There is also a $310 assessment every year that goes towards the sewer system located at the Handy Township location.  It is part of the Winter Taxes, and will lower a bit each year.
