How many Homes will be built at Falkirk?

How much are Falkirk’s homeowner association dues?
$484 per year. This covers maintenance of common areas (ponds and open spaces) and snow removal on the streets. This fund will not only help with your day-to-day conveniences, but will also protect the value of the Falkirk neighborhood.
Can I have a fence and swimming pool?
Yes! Fences are permitted; they must be 4 feet high and made of a maintenance-free material. Swimming pools must be in-ground.
What are the taxes?
The mileage rate is currently $33 per thousand. On a home with a sale price of $230,000 it would be approximately $3795 annually or $316.25 per month. Compare this to same priced houses in surrounding cities with mileage rates averaging ~$48 per thousand, which can save thousands per year!!
How long will it take for my home to be built?
The total process is about 6 months from the time you sign your Purchase Agreement.

How do I get started?
Becoming a Homeowner at Falkirk is easier than you think!
***Only $2,000 TOTAL if using CTX Mortgage***
Just follow these easy steps:
1. Determine which home and location best suites your needs.
2. Reserve the home of your choice. It takes only $500 to do so, and you have up to five days to put your thoughts and ideas together. Your initial deposit is refundable within those five days.
3. On or before that five day period expires, come back in to complete the paperwork and make your next payment of $1,500.
No additional payments if using CTX Mortgage!!!
4. An additional payment of $2,000 is due 30 days after your purchase agreement.
5. An additional payment of $2,000 is due 60 days after your purchase agreement.
6. An additional payment of $2,000 is due 90 days after your purchase agreement. The balance will be due at closing. It’s that easy!
