How much is the Association fee and what does it cover?
A $139 monthly contribution from each homeowner maintains the landscaping, general maintenance, and insurance of common community areas, snow removal, as well as water. Blue Heron Pointe does not have a clubhouse or swimming pool, so without those amenities, the monthly dues should remain low. This fund will not only help with your day-to-day conveniences, it will also protect the value of Blue Heron Pointe and your investment.
Are appliances included?
Absolutely! You will receive a full appliance package including full size Whirlpool washer/dryer, refrigerator, stove w/exhaust hood fan, dishwasher and disposal.
What are the taxes?
Pittsfield Township taxes are based on a 35 Mils. For a $150K home, taxes are estimated to be $2,625 per year or $219 per month. This will keep your monthly payment low compared to other communities such as Ann Arbor (47 Mils,) Ypsilanti (57 Mils), Ypsilanti Township (39 Mils), and Saline (43 Mils). You receive the benefit of Ann Arbor’s Award Winning School District without having to pay the excessive Ann Arbor tax.
How do I purchase a Centex Home at Blue Heron Pointe?
A $500 deposit takes the condominium of your choice off the market for 3 days. $1,500 is due at the time of purchase agreement, so just a total investment until closing of $2,000 when you finance with CTX Mortgage. It’s that simple! If you choose to use an outside lender, two additional payments of $1,500 will be required (one 30 days after PA, one 60 days after PA).
