How many floor plans are available?
We offer 12 – twelve exciting floor plans at Island Lakes: 9 Colonials, 2 Cape Cods (1st floor bedroom suite) and 1 Ranch.  Our square footages range from 1,615 to 2,622.

What size are the home sites?
The average home site is 70 X 120, but there are also larger home sites available as well.

How many homes will be built?
The community will have 199 homes.

Is the price of the home site included in the base price of the home?
Yes.  A standard home site is included as part of the base pricing.

Are there premiums on any home sites?

 

Yes.  There will be select sites that have a premium.  Examples of home sites that may include a premium are: corner, oversized home sites, walk out and daylight home sites, cul-de-sac and wooded locatons.

What will my property taxes be?

Charter Oaks current mileage rate is 46, this means for a:

$180,000 home – property tax estimate $4,140 yrly

$225,000 home – property tax estimate $5,175 yrly

$250,000 home – property tax about $5,750 yrly

Is there a Homeowner’s Association?

Yes, the association dues for the community are approximately $339 yrly.  Association dues pay for the snow removal of your roads and professional maintenance and utilities of the common areas.

Are there any community amenities?

There will be sidewalks, tot lot, street lights, park benches located throughout the community.  We are conveniently to shopping, restaurants, golf courses, parks, and Metro Airport, Downtown Detroit, and more!

When and where do I make décor selections?
Your Sales Manager will schedule your Design Center appointment within 30 days of signing your purchase agreement.  During this appointment you will work with a professional decorator who will help guide you through the interior selection process.  The Design Center is located within the Centex Homes corporate office in Southfield. 

How long will it take for my new home to be built?

Although we cannot guarantee a closing date for your new home, it typically takes about six months from the signing of your purchase agreement to build your new home.  Please keep in mind that there are many factors that can impact your closing date, but this reflects an average build time in our community.

Are fences allowed?

4’ Maintenance free fences are allowed only with written approval from the Architectural Control Committee.  You also must obtain a permit from the City of Taylor.   www.CityofTaylor.com

When do I need to obtain a mortgage?

We require that you have a mortgage approval within 30 days of signing your purchase agreement.  Please feel free to call Cheri Hanagan at 248-233-8403 our Centex Homes Mortgage Consultant. 

What is required to reserve my new home?

A $500.00 deposit (refundable) will reserve a home site for 5 days, taking it off the market.  There will be an additional $1,500 deposit at the time of the purchase agreement which is applied toward the purchase price of the home.  If you use an outside lender an additional $3,000 will be required with 60 days (30 days = $1500 due and 60 days $1,500 due).
