The Real Estate Brokerage Communities have always been an integral part at Centex Homes success.
And because you are so important to us, we believe you should understand our Broker/Agent policies and procedures.
REGISTERING CUSTOMERS
To register your customer with a Centex Homes community, it is requested that you accompany your customer to each Centex Homes Community.
Have your customer complete our Customer Registration Card registering you as their Broker/Agent. We encourage Realtors to stress the importance of this to the customer.
PLEASE NOTE: Once a contract has been written, Centex Homes will be unable to honor any late registrations.
Broker/Agent customer registrations are required in each Centex Homes community visited. This policy, although repetitious, is to protect the Realtor. The customer registration is effective for a period of three months.
Upon expiration of the registration period, extended or otherwise, no commission or compensation of any type shall be paid in connection with a transaction with a customer who was previously registered.
In the event that a particular customer is registered by two or more Brokers/Agents within the same registration period, the later registration will supersede the earlier. Centex Homes assumes, with the second registration, the customer has terminated the previous Agent/Customer relationship and the later Broker/Agent shall be deemed to be the Broker, Agent of record. Centex Homes will conform to all aspects to the Broker Protection Policies promulgated by the local Board of REALTORS and the policies outlined above.
CONTRACT FORMS
A Centex Homes sales representative will provide all the necessary contracts and forms and will complete them for your customer. We regret that we cannot honor contracts of sale that are on forms other than those approved by Centex Homes.
PAYMENT OF COMMISSIONS
Centex Homes will pay 3% commission on base price only for each Centex Homes sale in a Centex Homes community to any Broker/Agent who has complied with the registration procedures for customers as outlined in this document. No portion of any realtor commissions may be credited toward the sales price nor the closing costs either at time of contract or settlement.
Upon the closing and funding of the transaction, the 3% commission shall be paid to the licensed brokerage company listed on the purchase agreement at the time of the execution of the contract. Should the purchase agreement fail to close, no commission fee shall be paid to the referring agent or broker.
Broker/Agent must be licensed in the state where property is sold and must have a current privilege license.

Note: It is Centex Homes Policy not to negotiate any reduction in the selling price on any home to any buyer based on the fact there is no Broker/Agent participation.
